• EPC’s are also a legal requirement when selling a property but don’t worry to much as when purchased they are valid for 10 years

• A thing to bare in mind when looking at these reports is the date the report was issued vs the date of when the property is being sold

• The reason for this is the homeowner may have increased the property’s performance but not reflected this in an up to date report
